How much does mold remediation cost in Durham?

There is no North Carolina price list, and no one can tell you what your job costs without seeing it. What changes the number:

  • Square footage. The biggest factor. What you see is often smaller than what turns up behind drywall, under insulation or across a crawl space once someone gets in with a light.
  • Where it is in the house. An open bathroom wall is quicker than a low crawl space over red clay, a tight attic in August or an air handler under the house.
  • HVAC involvement. Mold in ducts or an air handler runs $3,000 to $10,000 in the published ranges, and repairing the system itself is a separate trade.
  • Materials removed. Framing and joists can often be cleaned. Moldy drywall, insulation, carpet and pad usually have to be cut out, bagged and hauled away.
  • Containment and HEPA cleanup. Larger jobs need plastic walls, sealed doorways and air filtration so spores don't spread to the rest of the home. More rooms means more setup.
  • The moisture fix. A roof leak, plumbing leak, missing vapor barrier or bad drainage has to be fixed or the mold comes back. That may be a separate trade and a separate bill.
  • Independent testing. An inspection or clearance test from a separate company adds about $300 to $800 (Fixr, Jan 2025), and it is best practice rather than a legal requirement in NC.
  • Asbestos in older homes. If old materials will be disturbed, an accredited asbestos inspection may come first, and abatement above state thresholds needs a permit.
  • Rebuild and permits. Under G.S. 160D-1110(c), single-family work of $40,000 or less needs no building permit unless it involves structural, plumbing, HVAC or electrical work. For Durham-specific rules, check with Durham City-County Inspections.

Crawl space mold remediation cost vs encapsulation cost

In Durham, North Carolina, a lot of mold quotes start in the crawl space, and two very different jobs often get bundled together:

  • Remediation cleans or treats existing growth on joists, subfloor and sill plates. Published national ranges put crawl space mold remediation at $500 to $2,000 (Fixr; This Old House).
  • Encapsulation is moisture control: a sealed liner over the ground and walls, closed vents and often a dehumidifier. This Old House (Mar 2026) puts it at about $5,500 on average, $1,500 to $15,000, or $3 to $7 per square foot, and says a dehumidifier with wiring typically costs $800 to $2,000 to install.

Encapsulation can make sense in a humid Triangle summer, but it is not the same as removing mold. Ask each company to price the two separately, and ask what moisture reading they expect the crawl space to hold afterward. More on crawl space mold.

North Carolina rules that affect the price

North Carolina does not license mold inspection or remediation companies, so checking credentials is up to you. You can check IICRC and ACAC certifications in their public locators, ask for an insurance certificate, and look up the NC general contractor license for rebuild work of $40,000 or more (G.S. 87-1). Never assume a company is licensed for mold, because no such license exists here.

NCDHHS guidance advises: "Do not hire a consultant who also provides remediation services." That is best practice, not a legal requirement, and it can add a second bill for an independent assessment and clearance.

If a company signs you up in your home, G.S. 14-401.13 generally gives buyers in off-premises sales of $25 or more until midnight of the third business day to cancel. Ask whether it applies to your contract and ask for the cancellation form.

Will insurance pay for it?

North Carolina has no state insurance department page on mold. What the record shows: since 2002, NC homeowners forms have carried a mold and fungus endorsement that describes coverage "subject to certain limits" (NC Rate Bureau), and NCDOI says homeowners policies do not cover flood or rising water. A separate NFIP flood policy usually has a 30-day waiting period before it takes effect. Whether mold is covered usually depends on the cause, such as a sudden pipe burst versus a slow leak. Check your declarations page, or call NCDOI Consumer Services at 855-408-1212. No one, including this site or the companies that reply, can promise what a policy will pay.

What to ask each company for

  • IICRC or ACAC certifications, which you can look up yourself.
  • An insurance certificate naming the company.
  • A written protocol and scope listing the areas, containment, what will be removed and how drying will be checked.
  • Who does clearance testing, and whether it is an independent company.
  • An asbestos check before tear-out in an older home.
  • The moisture-source fix, and whether it is in the price.
  • Written warranty terms, including what voids them.

If the mold is in an attic or ducts and air handlers, those pages explain what the job usually involves, and mold removal covers the full remediation process.

Mold cost questions

How much does mold remediation cost per square foot?

Published national guides put it at $10 to $25 per square foot of affected area (This Old House, Mar 2026) or $10 to $30 (Fixr, Aug 2025). So 100 square feet of moldy drywall often prices near $1,000 to $2,500 before testing, moisture repairs or rebuild. Durham quotes vary with access, materials and how far the water spread.

How much does crawl space mold remediation cost in Durham?

Fixr and This Old House both put crawl space mold remediation at about $500 to $2,000 nationally. That usually covers cleaning or treating the joists and subfloor. Fixing the moisture is a separate line: a new vapor barrier, drainage, a dehumidifier or full encapsulation can cost more than the cleanup itself. See crawl space mold.

How much does a mold inspection cost?

Fixr's January 2025 national figures put a mold inspection with testing at $450 to $800, with an average near $500. An inspection alone runs about $300 to $600, and an air test about $500 to $700. The CDC does not recommend routine mold testing, so ask what a test would change before you pay for one.

Is crawl space encapsulation the same as mold remediation?

No. Encapsulation is moisture control: sealing the crawl space, covering the ground and often adding a dehumidifier. This Old House (Mar 2026) puts it at about $5,500 on average, with a $1,500 to $15,000 range. Remediation is the cleanup of existing growth. Many jobs need both, but they are separate scopes, so ask for separate prices.

Why do mold quotes vary so much in North Carolina?

Companies may be quoting different jobs. One may include containment, removal, HEPA cleaning and drying; another may leave out the moisture fix or assume less hidden damage. With no state mold license, scopes are not standardized. Ask each company for a written scope and protocol so you can compare line by line.
