Signs the mold needs more than a sponge
Mold needs moisture: a slow leak, a damp crawl space, attic condensation, the AC or storm water.
- A musty smell that comes back after you clean, often near a crawl space door, a bathroom or a closet on an outside wall
- Spotting that spreads across drywall, a ceiling or baseboards
- Bubbling paint, soft drywall or warped trim below a window or beside a tub
- A roof leak, plumbing leak or flood water that stayed wet for more than a day or two
- Growth on wood framing in the crawl space or on the underside of the roof deck

What mold remediation typically involves
Methods vary, but a careful job usually follows these steps.
Find the moisture and map the growth
A visual check and moisture readings show where the water came from and how far the growth runs.
Write the scope
A written scope lists the areas, containment, what gets removed and what counts as finished.
Contain the area
Plastic sheeting seals off the area, and a HEPA air scrubber keeps spores and dust out of the rest of the house.
Remove and clean
Moldy drywall, insulation and carpet pad are cut out and bagged. Framing is cleaned and HEPA-vacuumed.
Fix the source and dry
The leak or humidity problem is fixed, often by another trade, and materials dried.
Independent clearance
As best practice, someone who did not do the work checks it. See what clearance testing proves.
Rebuild
Drywall, insulation and paint go back in. See the full process.
Vetting a company when the state doesn't license mold work
There is no state mold license in North Carolina, so a company that calls itself "state licensed" for mold should explain what it means. What you can check instead:
- Certifications: IICRC certification (IICRC Global Locator) and ACAC credentials such as the CMR or CMRS (acac.org/find).
- Insurance: ask for a current certificate of insurance, not just a statement that the company is insured.
- Contractor license for rebuild: construction of $40,000 or more needs an NC general contractor license (G.S. 87-1).
The NC mold company checklist goes further. If a company signs you up in your home, North Carolina law generally gives a buyer until midnight of the third business day to cancel an in-home sale of $25 or more (G.S. 14-401.13). Ask for the cancellation form.
Mold removal in Durham homes
The Triangle is humid and wet. Raleigh-Durham International Airport averages about 46 inches of rain a year, with July and September the wettest months, about 52 days a year at 90°F or hotter, and summer dew points in the mid-to-upper 60s (NOAA 1991–2020 normals). EPA advises drying water-damaged areas within 24–48 hours to prevent mold growth.
The housing stock matters too. About 29.7% of homes in the City of Durham were built before 1980, and in the 27701 ZIP area around downtown the median build year is 1975 (ACS 2020–2024 5-year estimates). Trinity Park, Old West Durham, Lakewood and Golden Belt hold early 1900s houses that may have asbestos or lead paint, so ask before anything is torn out.
Storms leave their own moisture. Tropical Storm Chantal on July 6–7, 2025 brought more than 10 inches of rain near Chapel Hill and north of Hillsborough, and about 80 people were rescued in Durham County when the Eno River overflowed (National Hurricane Center). See mold after water damage.
Where the mold is changes the job: crawl space, attic, basement, HVAC and ducts, or a rental home.
Mold on walls and the black mold question
Mold on walls usually points to water behind the drywall: a plumbing, window or roof leak, or condensation on a cold exterior wall. Cleaning the face won't help if the back is wet.
Color doesn't change the plan. The CDC says, "You do not need to know the type of mold," and "No matter what type of mold is present, you need to remove it." The CDC notes that for some people mold can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes or skin rash. Talk with a doctor about symptoms.

North Carolina mold rules in brief
No state mold license: North Carolina does not license mold inspection or remediation companies, so checking credentials is up to you. The state's contractor, home inspector and insurance statutes contain no mold license. Check IICRC and ACAC certifications, insurance, and an NC general contractor license for rebuild work of $40,000 or more (G.S. 87-1).
Separate assessor, as best practice: state law doesn't require it, but North Carolina health guidance advises: "Do not hire a consultant who also provides remediation services" (NCDHHS, 2005).
Asbestos: older homes may need an accredited asbestos inspection before tear-out, and a state permit applies above 35 cubic feet, 160 square feet or 260 linear feet. Call the NC Health Hazards Control Unit at 919-707-5950.
Permits: single-family work of $40,000 or less needs no building permit unless it involves structural, plumbing, HVAC or electrical work (G.S. 160D-1110(c)). For Durham-specific rules, check with Durham City-County Inspections.
Questions to ask each company
- Which IICRC or ACAC certifications do you and my crew hold? (Check the IICRC Global Locator or acac.org/find.)
- Can I see a current certificate of insurance?
- Will I get a written protocol and scope before work starts?
- Who does clearance testing? An independent tester who is not paid by the remediation company is best practice.
- In an older home, does anything need an asbestos check before tear-out?
- What caused the moisture, who fixes it, and is that in the price?
- What do the written warranty terms cover, and for how long?

Mold removal questions
Is mold removal the same as mold remediation?
Companies use both words. Remediation is the fuller idea: contain the area, remove or clean the moldy material, filter the air, fix the moisture that caused it and confirm the result. Nobody can remove every mold spore from a house, so the goal is to bring growth back to normal levels and keep the area dry.
Does North Carolina license mold remediation companies?
North Carolina does not license mold inspection or remediation companies, so checking credentials is up to you. Ask for IICRC or ACAC certifications, a certificate of insurance and a written scope.
Can I clean the mold myself?
Small spots on hard surfaces, like a shower wall, are often a do-it-yourself job if the moisture is fixed. Growth inside walls, across a crawl space or attic, in ductwork or after flood water is a common reason to get quotes. In an older home, ask about asbestos before cutting into materials.
How much does mold removal cost in Durham, NC?
No current Durham price list exists. Published national estimates run about $10 to $30 per square foot (Fixr, Aug 2025) or $10 to $25 (This Old House, Mar 2026), and a typical job often lands between $1,200 and $9,000. Testing, the moisture fix and rebuild can add to that. Quotes come from independent companies, not this site.
Will the mold come back after remediation?
It can if the moisture comes back. The source has to be fixed too, and EPA advises keeping indoor humidity below 60 percent, ideally 30 to 50 percent. Ask each company what caused the growth and who is fixing the source.
