How do I know if I have mold?
Look for a musty smell, dark or white fuzzy spots, water stains, bubbling paint or soft drywall. In Durham homes, common places are crawl space joists, attic roof decking, around ceiling vents, bathroom ceilings near the fan, and under sinks. If you can see it, you usually don't need a test to confirm it is mold.
Can mold make you sick?
The CDC says that for some people, mold can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash, and that people with asthma or mold allergies may have severe reactions. If anyone in the home has symptoms, talk to a doctor. This site does not give medical advice.
Is black mold worse than other mold?
Color doesn't tell you much, and the cleanup is the same: fix the water and remove the growth carefully. The CDC says you do not need to know the type of mold, and that no matter what type is present, you need to remove it. A large dark patch is treated like any other large mold problem.
How fast should I act after a leak or flood?
Quickly. Stop the water if you safely can, then start drying with fans and a dehumidifier. EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth. Photograph everything before anything is thrown out, and call your insurer.
Cost
How much does mold remediation cost in Durham, NC?
Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026). Fixr (Aug 2025) gives a typical job range of $1,500 to $9,000, and This Old House $1,200 to $3,750. These are estimates, not quotes. Try the cost calculator, then compare written quotes.
How much does a mold inspection cost?
Fixr's January 2025 national figures put a mold inspection with testing at $450 to $800, with an average near $500. An inspection alone runs about $300 to $600, and an air test about $500 to $700. Ask what a test would change about the plan before you pay for one.
How long does mold remediation take?
It depends on the size of the area, how long drying takes, whether a roofer, plumber or HVAC company has to fix the water first, and whether testing or an asbestos check is needed. Ask each company for a written schedule covering containment, removal, drying and clearance. See the process.
North Carolina rules
Do mold companies need a license in North Carolina?
No state mold license was found in a scan of the NC statutes, so checking credentials is up to you. Look up IICRC and ACAC certifications in their public locators, ask for an insurance certificate, and check the NC general contractor license for rebuild work of $40,000 or more (G.S. 87-1). Never assume a company is licensed for mold.
Can one company test and remove my mold?
North Carolina law doesn't stop it, but state health guidance advises: "Do not hire a consultant who also provides remediation services" (NCDHHS, 2005). Using an independent assessor for the first look and for clearance is best practice, so the person checking the job doesn't profit from the work.
Does a home inspection check for mold?
Not as a rule. Under 11 NCAC 08 .1105, NC home inspectors are not required to determine the presence or absence of mold. They do enter crawl spaces and report signs of abnormal water penetration or condensation. A home inspection isn't a mold inspection, so ask whether a mold check is a separate add-on.
Does mold removal need asbestos testing?
Sometimes, in older homes. Tear-out can disturb asbestos in old flooring, drywall compound or pipe insulation. Ask whether an accredited asbestos inspection is needed before work starts. Abatement above 35 cubic feet, 160 square feet or 260 linear feet needs a state permit. The NC Health Hazards Control Unit answers questions at 919-707-5950.
Do I need a permit for mold work in Durham?
Usually not for the cleanup itself. Under G.S. 160D-1110(c), single-family work of $40,000 or less needs no building permit unless it involves structural, plumbing, HVAC or electrical work. Rebuilds can cross that line. For Durham-specific rules, check with Durham City-County Inspections.
Testing
Do I need mold testing?
Often not. The CDC does not recommend mold testing, and NCDHHS says a thorough visual inspection is the first and most important step, warning against contractors who want air sampling first. Testing can help when you smell mold but can't find it, before buying a home, or in a dispute. See inspection and testing.
What is post-remediation verification?
It is a check after the work, before walls are closed, that the area is clean and dry. In North Carolina it is best practice rather than a requirement. Having an independent assessor do it means someone with no stake in the job signs off. Ask who does it and what it costs before you sign.
Crawl spaces
What does white mold in a crawl space mean?
White growth on joists or subfloor usually means the wood is staying damp. In humid Triangle summers, vented crawl spaces can hold very moist air; an Advanced Energy field study in Princeville, NC found wall-vented crawl spaces often above 80 percent relative humidity in summer. See crawl space mold.
Is crawl space encapsulation a mold fix?
Not by itself. Encapsulation is moisture control: a sealed liner, closed vents and often a dehumidifier. It can help keep mold from returning, but existing growth still needs to be cleaned. This Old House (Mar 2026) puts encapsulation at about $5,500 on average. Ask for remediation and encapsulation as separate prices.
Storms and insurance
Does homeowners insurance cover mold in North Carolina?
Sometimes. Since 2002, NC homeowners forms have carried a mold and fungus endorsement with limits (NC Rate Bureau). Whether mold is covered usually depends on the cause, such as a sudden pipe burst versus a slow leak. Check your declarations page or call NCDOI at 855-408-1212. No one can promise coverage.
Does flood insurance cover mold after a storm?
Homeowners policies do not cover flood or rising water (NCDOI). An NFIP flood policy is separate and usually has a 30-day waiting period before it takes effect. The National Hurricane Center names Orange, Durham and Chatham counties as the hardest hit by Tropical Storm Chantal in July 2025, so check which policy applies to your water. See mold after water damage.
How do I avoid storm-chaser contractors?
Check certifications and insurance yourself, get a written scope, and don't pay in full upfront. If a company signs you up in your home, G.S. 14-401.13 generally gives buyers in off-premises sales of $25 or more until midnight of the third business day to cancel. Ask whether it applies and ask for the cancellation form.
Renters and landlords
Is my landlord responsible for mold in North Carolina?
NC law doesn't use a mold standard, but G.S. 42-42 requires landlords to keep rentals fit and habitable, and it lists "standing water, sewage, or flooding problems caused by plumbing leaks or inadequate drainage that contribute to mosquito infestation or mold" as an imminently dangerous condition. Put requests in writing. Not legal advice. See rental mold.
Can I withhold rent until the mold is fixed?
Not on your own. G.S. 42-44(c) says a tenant may not unilaterally withhold rent before a court decides there is a right to do so. Send a dated, written repair request with photos and keep a copy. Durham has its own housing code process; check with the City for current rules. Not legal advice.
