Signs you may have a mold problem

In a Durham home, mold usually follows water: a leak, storm water, or humid summer air meeting a cool surface. Look for:

  • A musty smell in a closet, a closed room, or when the HVAC first starts up.
  • White or dark fuzz on crawl space joists, subfloor or the bottoms of insulation batts.
  • Dark spots around ceiling vents and supply registers in summer.
  • Spotting on a bathroom ceiling, often near a weak exhaust fan or above the shower.
  • Water stains on a ceiling or wall after a roof, plumbing or AC drain leak.
  • Bubbling paint, swollen trim or soft drywall along a wall that got wet.

The CDC says you do not need to know the type of mold, and that no matter what type is present, it needs to be removed. If anyone in the home has health concerns, talk to a doctor; this site does not give medical advice.

North Carolina mold rules in 60 seconds

  • No state mold license. North Carolina does not license mold inspection or remediation companies, so checking credentials is up to you. A scan of the NC statutes found no mold licensing program. You can check IICRC and ACAC certifications in their public locators, ask for an insurance certificate, and look up the NC general contractor license for rebuild work of $40,000 or more (G.S. 87-1).
  • A separate assessor is best practice. It isn't a legal requirement in North Carolina, but NCDHHS guidance advises: "Do not hire a consultant who also provides remediation services."
  • Asbestos in older homes. Tear-out can disturb old flooring, drywall compound or pipe insulation. Ask whether an accredited asbestos inspection is needed first. A state permit applies to abatement above 35 cubic feet, 160 square feet or 260 linear feet. The NC Health Hazards Control Unit answers questions at 919-707-5950.
  • Renters. Under G.S. 42-42, landlords must keep rentals fit and habitable, and the "imminently dangerous" list includes "Excessive standing water, sewage, or flooding problems caused by plumbing leaks or inadequate drainage that contribute to mosquito infestation or mold." Put requests in writing. See rental mold.

General information, not legal advice. A licensed NC home inspector is not required to check for mold (11 NCAC 08 .1105), so a home inspection isn't a mold inspection.

Why Triangle homes get mold

Humid summers. Raleigh-Durham International Airport averages about 46 inches of rain a year, with July and September the wettest months, about 52 days a year at 90°F or hotter, and summer dew points in the mid to upper 60s (NOAA 1991–2020 normals; dew points computed from hourly normals).

Crawl spaces. A home built over a vented crawl space pulls humid summer air underneath. In a DOE-funded field study in Princeville, in eastern North Carolina, Advanced Energy researchers found that air in wall-vented crawl spaces was often above 80 percent relative humidity in summer, while closed crawl spaces generally stayed below 60 percent. Cool ducts and joists over damp red clay are a common place to find growth. More on crawl space mold.

Storms. Tropical Storm Chantal came through on July 6–7, 2025. The National Hurricane Center reports that the most significant rainfall and flooding fell in the northwestern part of the Raleigh-Durham metro area, with more than 10 inches near Chapel Hill and north of Hillsborough, and that about 80 people were rescued in Durham County when the Eno River overflowed. Earlier, Hurricane Fran (September 1996) and Hurricane Florence (September 2018) also brought flooding to the area.

Older housing. About 29.7% of homes in the city of Durham were built before 1980, and 47.7% are renter-occupied (Census ACS 2020–2024 5-year). In the 27701 ZIP around downtown, the median home was built in 1975. Trinity Park, Old West Durham, Watts-Hillandale, Forest Hills, Lakewood, Golden Belt, North Durham and Duke Park, and the mill houses near downtown all have homes that are a century old or close to it.

What mold remediation costs

Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026) or $10 to $30 (Fixr, Aug 2025). For 100 square feet, that often means $1,000 to $2,500. Crawl space jobs often run $500 to $2,000. Quotes come from independent companies, not this site.

Insurance after a storm or leak

North Carolina homeowners forms include a mold and fungus endorsement with limits, and flood is excluded. A separate NFIP flood policy usually has a 30-day waiting period (NCDOI). Whether mold is covered usually depends on the cause of the water. Check your declarations page.

Common questions

Is Durham NC Mold Remediation a mold company?

No. Despite the name, it is a free quote service. You describe the mold problem once, and independent mold inspection and remediation companies that work in Durham, NC and the Triangle can reply with quotes. The company you choose writes the contract and does the work. Companies may pay to receive requests. Asking is free, and you never have to hire anyone.

How much does mold remediation cost in Durham, NC?

Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026), so 100 square feet often lands near $1,000 to $2,500. Fixr (Aug 2025) gives a typical job range of $1,500 to $9,000. These are estimates, not quotes. See the cost guide and calculator.

Does North Carolina license mold remediation companies?

No state mold license turned up in a scan of the North Carolina statutes, so checking credentials is up to you. Look up IICRC and ACAC certifications in their public locators, ask for an insurance certificate, and check the NC general contractor license for any rebuild of $40,000 or more (G.S. 87-1).

Should the same company test and remove my mold?

North Carolina doesn't require separate companies, but state health guidance advises: "Do not hire a consultant who also provides remediation services" (NCDHHS, 2005). Many homeowners use an independent assessor for the first look and for clearance after the work, so the person checking the job doesn't profit from it.

Is white mold in my crawl space a problem?

It is worth a look. White growth on crawl space joists usually means the wood is staying damp, often from humid summer air in a vented crawl space or water on the ground. Cleaning it without fixing the moisture rarely lasts. See crawl space mold for what the work typically involves.

Does homeowners insurance cover mold in North Carolina?

Sometimes. North Carolina homeowners forms have carried a mold and fungus endorsement with limits since 2002 (NC Rate Bureau), and flood is excluded. Whether mold is covered usually depends on the cause, such as a sudden pipe burst versus a slow leak. Check your declarations page or call NCDOI at 855-408-1212. No one can promise coverage.
